The prospective Tenant shall, at their own expense, provide a satisfactory credit report obtained through Oligny & Thibodeau, Trustii, or another recognized credit verification company acceptable to the Landlord. Any Promise to Lease shall be conditional upon approval of the credit report.
The Tenant shall, at their own expense, obtain and maintain liability insurance covering their liability toward the Landlord and third parties in a minimum amount of two million dollars ($2,000,000), as well as provide proof that an account has been opened with Hydro-Québec for electricity service in the Tenant's name, which must remain active for the entire duration of the lease.
The Tenant shall not sublease or rent the unit, in whole or in part, on a short-term basis.
