-- The tenant must read and agree to the building's rules and regulations.
-- The tenant agrees to submit post-dated checks for the entire lease term.
-- The tenant is not allowed to sublet or transfer the lease without written permission from the landlord.
-- A minimum rental period of 12 months is required.
-- Cannabis cultivation is prohibited.
-- Pets are not allowed.
-- Subletting through AIRBNB is strictly prohibited.
-- Any repairs under two hundred dollars ($200.00) will be the tenant's responsibility.
-- The tenant must open a Hydro-Québec account from the first day of the lease period.
-- The tenant must provide proof of liability insurance (minimum $2,000,000) before occupancy.
-- A security deposit may be required (if necessary).
-- The unit must be returned in the same condition as when rented.
-- If the lease is not renewed, the tenant MUST honor ALL visit requests for potential new tenants, with at least 24 hours' notice provided.
-- The tenant will be responsible for any fees related to the loss of keys and/or fobs during the lease period and any move-in or move-out fees.
-- The tenant must obtain the landlord's permission before changing wall colors, installing shelves, or adding wall decorations. Any holes made by the tenant must be repaired before returning the unit.
-- The tenant must collaborate with the landlord or the landlord's real estate broker for visits by potential buyers or tenants, as the property is also for sale. The landlord or broker will provide at least 24 hours' notice before visits.
-- At the end of the first year of the lease, its renewal will be on a month-to-month basis. In the event of interest from potential buyers looking to purchase the property for use as their primary residence, the landlords agree to provide the tenants with two (2) months' notice to terminate the current lease.
