Description of the property for rent

The tenant has to meet the following conditions:
- No Pet
- No smoking/growing, cigarettes or cannabis (inside or outside the condo, whether for leisure or medical reasons)
- No Airbnb or any similar short-term platform
- The potential tenant must read and accept, declaration of co-ownership, the rules and regulations of the building
-The tenant agrees to sign the annex to the lease and to comply with the building by-laws.
- Proof of civil liability insurance ($2M) before taking possession and during the whole lease
- Conditional on verification of proof of income and credit report as well as agreement to sign a payment habits verification form and reference checks if necessary.
-The first month's rent shall be payable at the signing of the Quebec Lease directly to owner.
- The tenant must return the unit to its original condition at the end of the lease.
- No holes, including for nails, TV mount, or LED wall strip lights must be made in the walls without the consent of the Owner.
- The tenant must keep the property clean and in good repair, broken equipment or damage due to excessive use, such as scratched or dented floors, damaged appliances, etc. will be the responsibility of the tenant and will be repaired or replaced at the tenant's expense.
- Any penalty due to a violation of the building regulations during the duration of the deposit will be paid by the tenant(s).
- The tenant is not permitted to sublet or transfer a lease without written permission from the landlord.
- The tenant will be responsible for any elevator reservation costs charged by the union.

Included: Fridge, cooktop, oven, microwave, dishwasher, washer and dryer. Simple furniture as per pics and showing. All without legal guaranty.
