The terms of the lease are subject to the following conditions, which must be fully satisfactory to the landlord:

-The tenant must provide a letter of employment outlining their salary, position, length of employment, and current status, along with the last two pay stubs or proof of funds demonstrating financial stability.

-The tenant agrees to allow the Landlord to obtain and review their credit report and to verify payment habits with previous landlords. The tenant is responsible for covering any costs associated with the credit and rental history check.

- Smoking,vaping, using, or cultivating cannabis, tobacco, or any other substances inside the premises, common areas, or the property they are part of is strictly prohibited.

- The tenant must provide a copy of a valid government-issued official identification.

- Pets are not allowed.

- The Tenant must read and accept the building regulations.

- Confirmation of the transferred Hydro-Quebec account and proof of liability insurance of 2 million dollars valid for the lease's duration must be provided before receiving the key.

- The property can only be used for residential purposes. Any subleasing, short-term rentals including Airbnb, or commercial activity is prohibited. Violation of this condition will result in the immediate termination of the lease.

- The property must be returned in the same clean and well-maintained condition as when the keys were handed over.

- If the lease is not renewed at the end of the term, the tenant must accommodate all requests for property viewings by prospective tenants, with 24 to 48 hours' notice provided. The same requirement applies to viewings by prospective buyers if the condo is listed for sale during the lease term.
