Rental Conditions:

a) The first month's rent will be paid as soon as the rental offer, credit check, and references are accepted, and will be transferred to Groupe Sutton Centre-Ouest Inc. via Interac e-Transfer (an official receipt will be provided).

b) Upon acceptance of the offer, the TENANT will provide a recent and satisfactory Equifax/TransUnion or Oligny & Thibodeau report, a letter of employment, and a consent form for verification of payment habits, all at the TENANT's expense. Acceptance is conditional upon satisfactory verification and favorable results of the documentation provided by the TENANT.

c) Pets are to be discussed on a case-by-case basis.

d) No Airbnb, sublet, or similar short-term rental is permitted. Any such activity will be considered a breach of lease.

e) Smoking, including vaping, is prohibited in the unit or in any other area of the property, including stairways, terraces, balconies, or the garden.

f) The TENANT will provide proof of liability insurance of a minimum of $2,000,000 no later than five days before the occupancy date and at each lease renewal period.

g) The TENANT will grant the LANDLORD access, if necessary, for annual inspections or maintenance work, with appropriate notice given to the TENANT.

h) Repairs under $250 will be the responsibility of the TENANT, in agreement with the LANDLORD.

i) Upon move-in, a full inspection of the property will be carried out by the TENANT and the LANDLORD (or their representative). The TENANT will also sign a schedule of building rules and regulations.

j) Any changes to the home must be authorized in writing by the LANDLORD in advance.

k) The home must be returned in the same condition as at move-in, excepting normal wear and tear. Full cleaning of the unit (including appliances, interior of cabinets, drawers, closets, etc.) will be carried out at the TENANT's expense, with verification by the LANDLORD or a representative upon the TENANT's departure.

l) Upon move-out, the TENANT will allow showings with 24 hours' notice during the three months preceding their departure. A duplicate set of keys will be provided to the listing broker.

Excluded: Heating, Hydro, and $2 million liability insurance
