Other rental conditions:
a) The first month's rent will be paid upon acceptance of the rental agreement and will be paid to Groupe Sutton Centre-Ouest Inc.;
b) Small pets only, to be discussed on a case-by-case basis with the owners. A one-month security deposit will be required;
c) Non-smoking apartment; no cigarettes or cannabis;
d) The Tenant must provide proof of insurance, proof of employment, and bank references. A credit check is required if possible;
e) Repairs under $250 will be the tenant's responsibility, in agreement with the owner. Except in cases of tenant negligence, maintenance and replacement of appliances will be the responsibility of the owners.
f) Any changes to the apartment must be previously authorized by the owners;
g) The apartment must be returned in the same condition as upon arrival, less normal wear and tear. The owner or a representative will check the apartment upon the tenant's departure;
i) In the event of departure, the tenant will accept visits with 24 hours' notice within 3 months prior to departure. The tenant will provide a set of keys to the listing agent;
j) By-laws will be provided upon arrival and signed by the tenant.

Included: All appliances as is: 36' refrigerator, ceramic hob, oven, 18' Miele dishwasher, washer, dryer. Electricity, heating, hot water, internet, snow removal (winter) and maintenance (summer) of the front and rear yards. Closed garage.
