Bylaws and Rules
1- No smoking of any kind and no smoking or cultivation of cannabis in the unit, (smoking cigarettes on the balcony is
tolerated), in the common parts and in the building or on the property in general(residents & visitors) It is strictly forbidden to
consume cannabis by inhalation (to smoke cannabis). The definition of smoking also includes the use of a pipe, bong,
electronic cigarette or any other such device. This prohibition applies to the internal and external areas of the property, the
land, balconies, patios and common areas.
2-No marijuana (recreational or medicinal)
3-No illegal drugs
4-No animals permitted
5-The LESSEE must maintain in force, during the entire term of the lease, liability insurance of a minimum of 2 million
dollars, and must remit a copy to the LESSOR prior to occupation.
6-The LESSEE must respect the by-laws of the Annex of: 362 St Ferdinand
7-Any changes in paint colors must be approved and returned to the original color. At the end of the lease, the LESSEE must
remit the condo to its original state.
8-No short-term rentals permitted, including Airbnb style.
9- Must provide post dated rent checks ,or set up e-transfers.
10-The lease will be conditional upon a positive credit report which is acceptable to the LESSOR. The LESSEE will provide,
at his costs, an Equifax credit report which is satisfactory to the LESSOR or a positive verification and approval from the firm
Infocredit.
11-The LESSEE must provide proof of employment
12-Cost of minor repairs up to $ 150 will be borne by the tenant. Over $ 150, the cost must be borne by landlord, unless this
damage is due to the negligence of the tenants.
13-If the LESSOR chooses to sublet : In the event the LESSEE should wish to leave prior to the end of the lease and sublet
the condo unit, the LESSEE undertakes to find, at his own expense, a new LESSEE who meets all the conditions set out in
clause 1 thru 12-The tenant must ensure the sublessee agrees to the terms of the lease agreement. Final approval will be
made by the LESSOR.

14-All LESSEES must sign this document
Any prior lease will be radiated before the signing of any new lease.
