Rental conditions:

a) The first month's rent ($2,300) shall be paid as soon as the promise to lease, credit check, and references are accepted, and shall be transferred to Groupe Sutton Centre-Ouest Inc. via Interac e-Transfer (an official receipt will be provided).

b) Upon acceptance of the offer, the LESSEE shall provide a recent and satisfactory Equifax/TransUnion or Oligny & Thibodeau report, a letter of employment, and a payment history verification consent form, all at the LESSEE's expense. Acceptance is conditional upon the satisfactory verification and good results of the documentation provided by the LESSEE.

c) Cats are permitted (maximum of 2).

d) No Airbnb, subleasing, or similar short-term rentals are permitted. Any such activity shall be considered a breach of the lease.

e) Smoking, including vaping, is strictly prohibited inside the unit or in any other area of the property, including stairs, terraces, balconies, or the garden.

f) The LESSEE shall provide proof of a minimum of $2,000,000 in civil liability insurance up to five days prior to the occupancy date, and at each subsequent lease renewal period.

g) The LESSEE shall grant access to the LESSOR, if necessary, for annual inspections or maintenance work, subject to proper advance notice being given to the LESSEE.

h) Repairs under $250 shall be the responsibility of the LESSEE, in agreement with the LESSOR.

i) Upon arrival, a complete inspection of the property will be conducted by the LESSEE and the LESSOR (or their representative). The LESSEE shall also sign the building rules and regulations annex.

j) Any changes to the house must be authorized in writing by the LESSOR prior to execution.

k) The house must be returned in the same condition as upon arrival, with the exception of normal wear and tear. A full cleaning of the unit (including appliances, the interior of cabinets, drawers, closets, etc.) shall be completed at the LESSEE's expense, to be verified by the LESSOR or a representative upon the LESSEE's departure.

l) In the event of departure, the LESSEE shall allow showings with a 24-hour notice during the three months preceding their departure. A duplicate copy of the keys shall be provided to the listing broker.

Included: Oven, refrigerator, washer, dryer, dishwasher.

Excluded: Electricity, heating, hot water, insurance policy of at least 2 000 000 $.
