Rental conditions:
a) The first month's rent ($3,600) will be paid once the lease promise, credit verification, and references are accepted, and will be transferred to Groupe Sutton Centre-Ouest Inc. via Interac e-Transfer (an official receipt will be provided).
b) Upon acceptance of the offer, the TENANT will provide a recent and satisfactory report from Equifax/TransUnion or Oligny & Thibodeau, an employment letter, and a consent form for payment habits verification, all at the TENANT's expense. Acceptance is conditional upon satisfactory verification and good results from the documentation provided by the TENANT.
c) Pets will be considered on a case-by-case basis.
d) No Airbnb, subletting, or similar short-term rentals are allowed. Any such activity will be considered a breach of the lease.
e) No subletting is allowed without the prior consent of the LANDLORD.
f) Smoking, including vaping, is prohibited inside the unit or anywhere else on the property, including stairs, terraces, balconies, or patios.
g) The TENANT must provide proof of liability insurance with a minimum coverage of $2,000,000 up to five days before the occupancy date and at each lease renewal period.
h) The TENANT will grant the LANDLORD access, if necessary, for annual inspections or maintenance work, with appropriate prior notice given to the TENANT.
i) Repairs costing less than $250 will be the TENANT's responsibility, subject to agreement with the LANDLORD.
j) Upon arrival, a full inspection of the property will be conducted by the TENANT and the LANDLORD (or representative). The TENANT will also sign an annex containing the building's regulations.
k) Any changes in the apartment must be pre-approved in writing by the owners.
l) The apartment must be returned in the same condition as at arrival, except for normal wear and tear. A full cleaning of the unit (including appliances, inside cabinets, drawers, closets, etc.) will be done at the TENANT's expense, with verification by the LANDLORD or a representative at the TENANT's departure.
m) Upon departure, the TENANT will accept visits with 24 hours' notice during the three months preceding their move-out. A duplicate set of keys will be given to the listing broker.
n) Only adults listed on the lease are authorized to reside in the apartment. No other persons, adults not listed on the lease, may occupy the premises without the prior written consent of the LANDLORD.
