cannabis are strictly prohibited inside the apartment and near the building entrance.
- No short term rentals (Airbnb etc), no sublets or room rentals
- The lessee must provide proof of employment/income, two references, and a satisfactory credit
report at the lessee's expense
- The lessee must provide liability insurance of 2 million dollars prior to occupancy
- The lessee must return the leased premises in the same condition they received it in except
normal wear and tear
- The lessee is responsible for the maintenance of the entrance and removal of snow.
- The lease shall end on June 30, 2027, regardless of whether it begins before or after July 1,
2026.
- The Lessee shall be responsible for their own electricity bill and must contact Hydro-Québec to
transfer the account into their name before taking possession of the apartment.

Included: Stove , Refrigerator. NOTE: The Appliances are provided in their current condition and will not be replaced with new or used appliances by the lessor. If either appliance becomes damaged due to the lessee's misuse, negligence, or intentional act, the lessee shall be fully responsible for the cost of repair or replacement.
