Description of the property for rent

Hotel style recently completely renovated apartment in a quality half basement of duplex. Two bedrooms, one is very large, one is in good size and open concept with curtains to keep privacy. Everything in the pictures are very new including appliances, Tv, furniture, etc..wifi, indoor garage, outdoor drive way are included. Ideally located to metro, bus, schools, parks, shops, hospitals. Life becomes easy here, one visit will convince you. Landlord reserves the right to choose qualified tenant. Some documents including employment letter and income, etc, will be requested when necessary. No pets, no smokers, no cannabis.

-The lease is not allowed to sublet, to use as Airbnb or short term rental.
-The LESSEE will provide the proof of tenant's liability insurance (minimum $2 million) in exchange for the key.
-The premises are considered a non-smoking area. Cultivation, production, distribution, buying and/or smoking (including vaping) of cannabis is strictly forbidden in the property, indoors and outdoors, and in any area of the property.
-No pets are allowed on the property.
-No painting & wallpapering of walls is permitted without LESSOR's permission.
-Minor Repairs: The LESSEE is responsible for minor repairs costing $300 or less.
-The LESSEE will be responsible to replace any lost key.
-The Lessees shall open accounts and assume responsibility of hydro and propane before taking occupancy.
-Damages: At end of lease. the property shall be returned in same condition as it is when the LESSEE takes possession beside normal wear and tear, LESSEE shall be liable for any damages done to the property. And upon the termination of the lease, the LESSEE shall restore the property to its original condition at the LESSEE's costs.

Included: All appliances, all furniture, internet, indoor garage, drive way.

Excluded: Electricity, heating(by electricity), hot water.
