Description of the property for rent

Suggested Conditions:

a) Good credit score, references, and employment/income verification are required within four (4) days following the acceptance of a lease promise. If needed, a pre-rental screening at the tenant's expense (if the application is accepted, it will be deducted from the first month's rent), proof of funds, work/study permits, or the involvement of a guarantor may be requested, if applicable.

b) Non-smoking (vaping, cigarettes, cannabis) and cannabis cultivation are prohibited;

c) Pets are not accepted;

d) The tenant must provide the landlord with proof of liability insurance of at least $2 million before occupancy and provide updated proof at each policy renewal;

e) The tenant agrees to comply with all building regulations (document provided by the landlord);

f) The tenant agrees to return the unit in the same state of cleanliness as when they took possession upon moving out.

g) Subletting the unit for short-term rental purposes (Airbnb, etc.) is strictly prohibited;

h) The tenant must provide proof of responsibility for utility services: Hydro-Québec;

i) The tenant may paint the walls with the landlord's written authorization. The installation of wallpaper is prohibited;

j) The tenant must notify the landlord in the event of an absence longer than one week for security reasons.

Included: All furniture, accessories as well as electricity/heating.
