Description of the property for rent

Completely renovated large and bright three bedroom in upper duplex. Located in sought after location and close to all amenities. Close to transportation and highway. Two balconies, washer dryer hookup in kitchen. Who will be the lucky one. Available immediately.

THE FOLLOWING CONDITIONS MUST BE AN INTEGRAL PART OF ANY PROMISE TO LEASE:
10.1.1 - Very good credit score, references and employment/salary verification are required prior to signing any Promise to Lease.
10.1.2 - Non-smoker (this includes the consumption and/or cultivation of cannabis and or any other substance even for medicinal purposes is absolutely prohibited.
10.1.3 - No Pets
10.1.4 - The tenant must provide the landlord with proof of civil liability insurance for at least Two Million Dollars ($2,000,000.000) prior to occupancy.
10.1.5 - One (1) month security deposit. This will be returned at the end of the lease at the time the Lessor collects the keys. If the Lessee has damaged the property then the damages will be paid via the security deposit, should the damage be greater than the amount of the security deposit then the Lessee will be responsible to pay the difference.
10.1.6 - The tenant agrees to pay an amount of $175 at the signing of the lease for cleaning costs at the end of the rental as the unit will be given completely cleaned.
10.1.7 - It is strictly forbidden to rent this apartment as a short-term rental (Airbnb, etc.).
10.1.8 - The deposit in trust could be used to either pay the broker's renumeration or a deposit required by the Lessor.
10.1.9 - The Lessee(s) agree to undergo a pre-rental investigation at their own expense. If the application is approved, the fees will be deducted from the first month's rent.
