Description of the property for rent

- The Minimum Rent shall be increased each year commencing in the second year of the Lease Term by a percentage equal to the increase in the Consumer Price Index established by Statistics Canada on January 1st of the reference year.
- The LESSEE agrees to take out and maintain, for the entire term of the lease, a property liability insurance policy in the amount of (2 M$) two million dollars naming the lessor as an additional insured and containing a waiver of subrogation clause in favour of the lessor.
- The lessee will provide the Landlord with a security deposit by certified cheque equivalent to one (1) month minimum rent, including the applicable taxes, payable on the date the Lease is signed.
