Description of the property for sale

Conveniently located duplex on the edge of Plateau Mt-Royal, within walking distance of Shop Angus. One minute north of the Rachel Street bike path and 1 minute south of the Sherbrooke Street bus route. Frontenac and Préfontaine metro stations are also a 10-minute walk away.

The bedrooms are located one at the front and the other at the rear of each unit, for greater privacy and tranquility.

The building's structure was strengthened and stabilized by Bisson Expert, who installed piles on the facade, on the south common side and on the brickwork of the north side wall. A steel beam supported by piles was also added to the center of the original building.

The division of rooms was rethought and modified during major works carried out in 2004. The kitchens and bathrooms of both apartments were redone at the same time, as were the windows, which were completely replaced.

During these major renovations, all plumbing and electrical installations, including wiring, were redone.

Since then, the brick cladding on the front wall and north side wall was redone some 10 years ago.

The roof was completely replaced by a polymer membrane 7 years ago.
