Description of the property for rent

The pictures are taken before the current tenant moved in.

THE FOLLOWING TERMS AND CONDITIONS FORM AN INTEGRAL PART OF ANY PROMISE TO LEASE:
1. A Credit Check and proof of employment/salary are mandatory and must be satisfactory to the Lessor.
2.Clause 9.2 of the PL is applicable (Tenant's consent to check payment habits)
3. Non smoking(including Marijuana, Cannabis and drugs).The lessee shall not grow Marijuana/Cannabis.
4. No Pets.
5. No Airbnb and/or sublets. No short-term. (or similar service)
6. Open a Hydro account under the Lessee's name before occupancy.
7. The lessee must provide the lessor with proof of insurance, liability, and content with a minimum coverage of 2 million($2,000,000) before occupancy and for the whole term the property is rented.
8. The lessee will return the property to the same level of cleanliness as when rented. All kitchen appliances must be returned in the same condition at the end of the lease, except for everyday wear and tear.
9. The lessor has the right to check the status of the property every three months and should inform the lessee 24 hours in advance.
10. The Lessee shall maintain the lawn regularly.
11.A deposit equivalent to the first month will be due at the signing of the lease, which will be turned into the rental fee for the first month.

Included: Fridge, Stove, Dishwasher, Washer, Dryer.

Excluded: Internet, Gas, Electricity, Snow Removal, Lawn care
