Description of the property for rent

Rental conditions:
a) The first month's rent ($6,200) will be paid as soon as the Promise to Lease, credit check, and references are accepted, and will be transferred to Groupe Sutton Centre-Ouest Inc. via Interac e-Transfer (an official receipt will be provided).
b) Upon acceptance of the offer, the LESSEE will provide a recent and satisfactory Equifax/TransUnion or Oligny & Thibodeau report, a letter of employment, and a consent form for a background check on payment habits, all at the TENANT'S expense. Acceptance is conditional upon a satisfactory verification and positive results from the documentation provided by the LESSEE.
c) Pets will be discussed on a case-by-case basis.
d) No Airbnb, subletting, or similar short-term rentals are permitted. Any activity of this type will be considered a breach of the lease.
e) Smoking, including vaping, is prohibited in the unit or in any other area of the property, including stairs, terraces, balconies, or decks.
f) The LESSEE will provide proof of a minimum of $2,000,000 in civil liability insurance at least five days prior to the occupancy date and at each lease renewal period.
g) The LESSEE will grant access to the LESSOR, if necessary, for annual inspections or maintenance work, provided appropriate notice is given to the LESSEE.
h) Repairs under $250 will be the responsibility of the LESSEE, in agreement with the LESSOR.
i) Upon arrival, a complete inspection of the property will be conducted by the LESSEE and the LESSOR (or their representative). The LESSEE will also sign an annex of the building's rules and regulations.
j) Any changes to the apartment must be authorized in writing by the LESSOR in advance.
k) The apartment must be returned in the same condition as upon arrival, except for normal wear and tear. A complete cleaning of the unit (including appliances, inside of cabinets, drawers, closets, etc.) will be carried out at the LESSEE's expense, with verification by the LESSOR or a representative upon the LESSEE's departure.
l) In the event of departure, the LESSEE will allow visits with 24 hours' notice during the three months preceding their departure. A duplicate set of keys will be provided to the listing broker.
Included: Appliances: stove, range hood, refrigerator, dishwasher, wine fridge, and microwave. Washer and dryer. Blinds. Built-in speakers. One indoor garage space, one outdoor parking space, and garage door opener. Alarm system.
